WHAT IS THE UNIQUE BENEFIT OF CHOOSING ODYSSEY DEVELOPMENT FOR YOUR BUILDER?
A:    We are a full service, professional builder, not a “pick-up” builder. This gives us a unique advantage and the confidence to know we will take the worry out of the building process for you. We have designed and constructed numerous quality homes. 

WHAT ARE THE ADVANTAGES OF USING A FULL SERVICE BUILDER?
A:    Time and money. Your time is valuable and construction is not your area of expertise, so things that we are familiar with and have a process for, will take us fewer hours to accomplish. In addition to saving you time, our expertise in pricing will allow your investment dollars to go further.  Odyssey Development many not be your lowest priced bid – but then you wouldn’t want your custom home built with the lowest bid products or by a low-end company. What you will have, is full access to our company discount with vendors plus our ability to negotiate fair but cost effective bids.

HOW LONG DOES IT TAKE TO BUILD A LUXURY HOME?
A:    A builder’s typical schedule is 6-12 months. Our typical schedule averages completion in 6-7 months. We accomplish this by holding our sub-contractors accountable to the pre-determined time table and by continually updating and confirming all material orders. There are critical decision points that you will be advised of so that you have time to consider the plan options and make decisions so as to also play a role in keeping to the schedule.

WHAT WILL THE COMMUNICATION PROCESS BE BETWEEN HOME OWNER AND ODYSSEY?
A:    As the owner, your contact will be with Odyssey’s Construction Manager. Most meetings will be scheduled far enough out for you to know ahead of time, and will occur at a place and time convenient to you. Our office on London Road is available for consultation meetings or we’ll meet you at your current home.

HOW ARE SELECTIONS MADE?
A:    We will work with you and your ideas and bring in the team that will deliver your vision of your finished home. We will create a Selection Binder so you know in advance your product decision dates. When we meet and coordinate vendors for you, you will qualify for our builder discounts, a savings that will be passed on to you.

DO YOU WORK WITH ANY CONTRACTOR?
A:    Generally speaking, we don’t limit our options and will work any contractor on the condition they meet our standards of performance. We do, of course, have a “short list” of relationships already in place based on previous successes, but will be happy to work with subcontractors that you bring to us, again, as long as they are qualified to work on your custom home.

IS ODYSSEY DEVELOPMENT A “GREEN BUILDER”?
A:    The inclusion of green construction materials, and to what extent they are used, is the personal choice of each homeowner. We will be pleased to discuss with you all options, the building and product selection process, and how building a green home begins with the architectural design. All of our custom homes are designed and built with energy efficiency in mind.

HOW IS BUDGET SET?
A:    The budget is set and agreed to in what we define as PHASE IV.  A Change Work Order is required thereafter for any modifications. No extra work is performed without your approval.

HOW IS FINANCING ARRANGED?|
A:    Odyssey Development has many established bank relationships. Based on your situation, we can recommend a financial resource or will work with whoever you already have in place. In either case, we will supply all paperwork for an easy process that you need not coordinate.

DO I NEED AN ATTORNEY?
A:    Most agreements are done between the home owner and builder without the services of an attorney. However, we recognize that many buyers of real estate feel more comfortable having legal representation. If you decide to use an attorney, we will supply you with any documentation that is requested and/or work directly with them.

IS THERE AN ADVANTAGE IN SELLING OUR CURRENT HOME THROUGH ODYSSEY REAL ESTATE?
A:    Our Real Estate Agent Lavonne Christensen would be pleased to meet with you regarding the sale of an existing property or land. We are members of the Duluth Area Association of Realtors and utilize the local MLS listing service.
