Whether you have been through the building process before or not, you’ll find the professional process followed by Odyssey Development a disciplined work of art. We have developed a seven step process to ensure a smooth path from concept to design and from blue prints to move-in ready.

Phase I: Pre-Design

1. Site inspection/project review
2. Meeting(s) with home owner at their home
3. Owner sets home building budget
4. Comprehensive project schedule
5. Selection of Team:

a. Architect
b. Interior Designer
c. Designers for mechanical, electrical, septic and landscaping


Phase II: Design
1. Schematic design review
2. Design development review
3. Schedule and coordinate design meetings
4. Budget analysis and consultation
5. Coordination and oversight of Team
6. Completion of construction drawings

Phase III: Permits & Approvals
1. Interpretation of all building and zoning codes: create resolution process with schedule
2. Submission of proper permit applications
3. Initiate/coordinate meetings with building officials
4. Schedule site/building inspections

Phase IV: Bid Solicitation, Analysis, Contractor Selection
1. Create multiple bid packages
2. Send out plans and specs: clarify/confirm all details with potential sub-contractors
3. Select sub-contractors
4. Create clear, all encompassing construction budget for owner’s review
5. Owner signs off on approved budget and schedule
6. Assist owner with all financial dealings (loan, title, closing) as needed

Phase V: Interior Design
1. Coordinate architect and interior designer for owner’s interior selections guide
2. Coordinate interior designer with sub-contractors
3. Gather product samples, schedule product selection meetings
4. Owner signs off on interior products package

Phase VI: Construction
1. Post and follow a precise construction schedule
2. Collect, review and process all payment requests
3. Schedule/manage construction meetings (daily or as needed) with sub-contractors, etc.
4. Hold regular meetings with owner to review building progress

Phase VII: Project Close
1. Confirm punch list with owner and architect
2. Create process and time schedule to complete all tasks – report when completed
3. Deliver all product/materials warrantee information for owner file
4. Set Champagne in refrigerator to chill and hand over all keys.
